Concrete in Surprise isn't concrete in Ohio
Most of Surprise was built after 2000. The first-generation driveways and patios in Marley Park, Surprise Farms, Sierra Montana and Sun City Grand are now 15 to 25 years old, and the ones that failed early all failed the same way: poured on unprepared caliche and clay, finished in the afternoon heat, and never sealed.
So we do three things differently. We pour early — 5 to 7 AM in summer, when evaporation is half what it is at noon. We prep the base like it matters, because here it does: rip the caliche, compact an ABC base, condition the subgrade. And we cure every slab the same morning, with compound or wet cure, so it reaches design strength instead of crazing on the surface.
The result is a slab that survives 106° afternoons and August monsoons for decades, not a slab that needs us back in five years.

How long before I can park on a new driveway in Surprise?
Walk on it after 24 hours, park a car after 7 days, and give it the full 28 days before anything heavy like an RV or a loaded truck. In summer we pour at first light and use a curing compound the same morning so the slab gains strength instead of drying out.
Do I need a permit for a driveway or patio in Surprise?
A ground-level patio or slab usually doesn't need a City of Surprise building permit. A new or widened driveway approach at the street does, because it touches the public right-of-way, and footings for an addition always do. We pull whatever the job needs and include it in the estimate.
Will my HOA approve it?
Almost every subdivision built in Surprise since 2000 has an architectural review committee. Driveway extensions, RV pads and patio expansions typically need approval, which can take a few weeks. We supply the drawing and spec sheet the committee asks for so you're not chasing paperwork.
What about caliche?
Caliche is the cement-hard layer of calcium carbonate that sits a few inches to a few feet under most West Valley lots. It's why so many slabs here crack: water can't drain through it, so the clay above it swells and shrinks. We rip and remove it where it's shallow, then set a compacted ABC base so your slab sits on something that doesn't move.
How much does a concrete driveway cost in the West Valley?
Most two-car driveways in Surprise land between $3,500 and $7,000 installed, or roughly $7 to $14 per square foot depending on thickness, reinforcement and whether we're removing an old slab first. Stamped or colored finishes add $2 to $5 per square foot. You'll get an itemized written price, not a range.
