Concrete for Marley Park and Surprise Farms — the 2004–2008 streets
Front porches, alleys and tree-lined parkways in Marley Park; big lots and RV gates in Surprise Farms. Both were poured in the building boom, and both are coming due at once.
Marley Park and Surprise Farms are the heart of 85379 and 85388, built almost entirely between 2004 and 2008. Marley Park is the traditional-neighborhood community — front porches, rear alleys and garages, parkways with real trees — which means its concrete is alley aprons, garage pads, porch steps and front walks that the HOA sees from every angle. Surprise Farms is the conventional subdivision next door: wider lots, front-loaded garages, side-yard RV gates and backyards big enough for a pool and a ramada. Every driveway in both was poured in a hurry by a production builder, usually 3½ inches with no steel, and at twenty years they're spalling, cracking at the apron and settling where the sprinklers overspray.
We're a few minutes away and pour here weekly: driveway replacements and third-car widenings, alley and garage aprons in Marley Park, patio extensions and pool decks, 6-inch RV pads in Surprise Farms, front walks and steps, and foam-lifting the slabs that are still worth saving. Both HOAs require a submittal for street-visible work; we prepare it with the estimate and pour after approval.

Questions from Marley Park & Surprise Farms homeowners
Why are so many driveways on my street failing at the same time?
They were all poured within a couple of years of each other, by the same builders, the same way — thin, unreinforced and on a base that was never compacted. Twenty Arizona summers later they fail on the same schedule.
Does Marley Park allow driveway widening?
The HOA reviews it; front-loaded lots can usually add a strip within the setback, and alley-loaded homes have less room. We measure and tell you what will pass before you pay for a submittal.
Can you pour an RV pad in Surprise Farms?
Yes — most lots have the gate for it. A 6-inch pad with rebar, graded to drain toward the street, sized for the rig.
Do you need a city permit?
Surprise permits the approach when it changes and any slab that's part of a structure. Patios, pads and like-for-like driveway replacement on your lot generally don't need one; we tell you which applies.
How long until I can park on a new driveway?
Walk on it the next day, park a car after seven days, and keep the RV or a delivery truck off it for a month while it finishes curing.
