RV pads & extensions

RV pads and driveway extensions built for the West Valley

The side-yard RV gate is the most Arizona thing about a Surprise house. The pad behind it has to carry 20,000 pounds on desert soil in 115-degree heat — and the HOA has to sign off first.

Six-inch reinforced RV pad through a side-yard RV gate

Surprise was built with RV gates, and thousands of them lead to nothing but gravel. A proper RV pad is a different slab from a driveway: six inches thick, #4 rebar on a grid, over compacted base on soil that's been checked for the expansive clay pockets and caliche this side of the Valley has. The approach from the street or driveway has to be wide and shallow enough for a 40-foot motorhome to swing through the gate without dragging, and the whole thing has to pass the HOA's architectural committee — which in Sun City Grand, Marley Park, Surprise Farms and Sierra Montana means a submittal with a drawing.

Driveway extensions are the same trade on a smaller scale: a 3- to 6-foot widening for the third car, a strip to the side gate, a turnout so the truck isn't parked on the street where the HOA writes tickets. We saw-cut the existing edge, dowel the new slab into it so the joint doesn't step, match the finish and color as closely as concrete allows, and pour it early in the morning so it cures right in the heat.

What's included

Six-inch reinforced pads

4,000-psi mix, #4 rebar 18 inches on center, over 4 inches of compacted ABC base.

Gate approaches

Flared, low-angle approaches sized for the coach so the hitch and tail don't drag.

Doweled extensions

New slab pinned to the old one with epoxied dowels so the joint stays level.

HOA submittals

Site drawing, materials and finish prepared for the architectural committee; we know each community's rules.

Utilities & drainage

Blue Stake locates, sewer clean-outs boxed, pad sloped to drain away from the house and the wall.

Matching finishes

Broom finish, color and joint layout matched to the existing driveway.

Questions we get about rv pads & extensions

Does the HOA allow an RV pad?

Most Surprise HOAs allow RV parking behind the gate on a pad; almost all require architectural approval first. Sun City Grand and Marley Park have specific rules on setback, screening and finish. We prepare the submittal and don't pour until it's approved.

How thick does an RV pad need to be?

Six inches with rebar for anything over a travel trailer. A four-inch driveway slab will crack under a 20,000-pound motorhome parked in one spot all summer.

Can you widen my driveway without it looking like a patch?

Close. New concrete is always a shade lighter for the first year or two; we match the finish and joint pattern, and the color evens out. Saw-cutting a clean edge and doweling keeps it level.

Do I need a city permit?

Not for a pad or extension inside your lot in Surprise. Anything touching the sidewalk or curb — a new or wider approach — needs a City of Surprise right-of-way permit, which we pull.

How long before I can park the RV on it?

Twenty-eight days for a full-size coach; a car in seven. We'll tell you the date on the invoice.

Can you pour in summer?

Yes — 4 a.m. starts, chilled mix, wet cure. See our hot-weather guide.
