Concrete in Avondale

Concrete for Avondale — 1990s subdivisions, river-bottom soil and a lot of RVs

Ninety thousand people between the Agua Fria and the raceway. The driveways from the 1990s and 2000s boom are due, the soil moves more than up north, and half the streets have an RV gate. We pour it all.

Six-inch reinforced RV pad through a side-yard RV gate

Avondale grew from a farm town on Western Avenue into a city of about 90,000 in one generation, and most of its concrete went in during the same decade: Garden Lakes, Crystal Gardens, Rancho Santa Fe, Coldwater Springs and the subdivisions off Dysart and Litchfield Road were poured between the early 1990s and 2008, usually as thin, builder-grade driveways with no reinforcement. Twenty to thirty years of Arizona sun, sprinkler water and the soft alluvial soil near the Agua Fria have done their work — settled aprons, cracked corners, slabs pulling away from the garage. Old Town Avondale and Cashion are older still, with 1950s–70s slabs and drainage that never got planned.

Avondale work for us is driveways and extensions, side-yard RV pads (the city's lots were built for them), patio extensions and pool decks in the lake subdivisions, and lifting slabs that the river-bottom soil has let drop. The city permits the approach and any structural slab; the HOAs in Garden Lakes, Rancho Santa Fe and Coldwater Springs want a submittal for street-visible work, and we prepare it. Twenty minutes from Surprise on the 303 or Dysart.

Questions from Avondale homeowners

Why do Avondale driveways settle more than up in Surprise?

The soil. Much of Avondale sits on loose river-deposited soil near the Agua Fria that compacts when it gets wet — from sprinklers, monsoon runoff, a leaking hose bib. A 1990s driveway poured on it with no compacted base drops at the edges first. We compact a base under every new slab and foam-lift the ones that are still sound.

Do you pour RV pads in Avondale?

Constantly. Most subdivisions here were built with RV gates. A 6-inch reinforced pad, graded to drain, sized for the rig you have or plan to have.

Does the HOA need to approve a driveway extension?

In Garden Lakes, Rancho Santa Fe, Coldwater Springs and most of the others, yes — anything visible from the street. We prepare the submittal with the sketch and finish.

Can you match my existing driveway if you only extend it?

Close enough that most people can't tell after a summer — same broom direction, same joint pattern, doweled so it moves with the old slab. New concrete is always a shade lighter for the first year.

Do you work in Old Town and Cashion?

Yes — older slabs, tighter lots, sometimes no curb. We've done plenty of them.
