Concrete in North Surprise

Concrete for north Surprise — Asante, Desert Oasis, Sierra Montana and Rancho Gabriela

The newest part of town, still building along the 303 and Grand Avenue. New homes come with a driveway and a dirt backyard; we pour everything that comes after.

Backyard concrete patio with a block wall and desert landscaping

North of Bell Road and west of the 303, Surprise is still growing — Asante, Desert Oasis, Sierra Montana, Rancho Gabriela, Greer Ranch, Mountain Vista Ranch and the newest phases pushing toward Wittmann, all in 85387. Most of these homes are less than fifteen years old, and many are less than five. The concrete a new house comes with is the driveway, the front walk and a small covered-patio slab; everything else — the pool deck, the extended patio, the ramada slab, the side-yard RV pad, the walk to the gate — is the homeowner's job, and it goes on top of caliche: a cemented layer a foot or two down that has to be broken or bridged, not ignored.

We're the closest crew to these streets. New-home work is patio extensions and pool decks (with the cool-deck coating that keeps them walkable), 6-inch RV pads behind the side gate, driveway widenings for the third car, walkways, ramada and shed slabs, and curbing for the desert landscaping. Every HOA up here reviews street-visible work; we prepare the submittal with the estimate, and we pour at dawn from May through September.

What we do in North Surprise

Patio extensions & ramada slabs

Broom, colored or stamped extensions doweled to the builder slab; slabs for ramadas, pergolas and outdoor kitchens.

Pool decks & cool deck

New decks with cool-deck coatings in HOA-approved colors.

RV pads

6-inch reinforced pads through the side gate, graded to drain.

Driveway widening

Third-car strips saw-cut and doweled to the builder driveway; approach widened where the city allows.

Walkways & curbing

Walks to gates and side yards; landscape curbing for gravel and turf lines.

Caliche & base

We break or bridge the caliche and compact a base so the new slab doesn't heave.

Questions from North Surprise homeowners

My builder driveway is only a year old — can you widen it?

Yes, and it's the best time: we saw-cut the edge, drill and dowel, and pour a matching strip. Check the HOA guideline on maximum driveway width first; we'll tell you what your lot allows.

What is caliche and why does it matter?

A layer of calcium-carbonate-cemented soil a foot or two below the surface across north Surprise. Pour on top of it without breaking or bridging it and water pools on the hard layer and heaves the slab. We deal with it in the base prep, which is why our estimates mention it.

Do new-home HOAs review a backyard patio?

Most review anything visible from a street or common area, and some review all hardscape. We prepare the submittal — it's usually a sketch, the finish and the color.

Can you pour a pool deck before the pool is finished?

We coordinate with the pool builder: the deck goes in after the shell and the plumbing are done and inspected, usually the last big step before the interior finish.

Is summer a bad time to pour?

It's fine if it's done right — trucks at first light, curing compound on immediately, and joints cut the same day. We pour all summer.
