Concrete questions, answered plainly

Licensing, permits, HOAs, deposits, summer pours, cracks and warranties — what Surprise homeowners ask before hiring a concrete contractor.

Are you licensed and insured?

Concrete work in Arizona over the handyman threshold requires an Arizona Registrar of Contractors license; the work is done under a ROC-licensed contractor, with general liability and workers' compensation. The ROC number and certificate are on every estimate.

Do you charge for estimates?

No. We come out, measure, probe the soil, check the approach and the HOA rules, and give you a written itemized price good for 30 days.

How soon can you come out?

Estimates within two or three days across Surprise and the northwest Valley; most jobs scheduled two to four weeks out; leveling and small repairs faster.

Do you pull the permits?

Yes — City of Surprise right-of-way and building permits, Maricopa County, and the neighboring cities. It's a line item on the estimate.

Do you handle HOA approval?

Yes — Sun City Grand, Sun City West, Marley Park, Surprise Farms, Sierra Montana, Verrado and the rest. We prepare and submit the packet and don't pour until it's approved.

What's the deposit?

Nothing until you've approved the written price; then a third at scheduling, the balance when the job is finished.

How long does a driveway take?

Demo one day, base and forms one day, pour one morning — two to three working days, plus 7 days before a car and 28 for an RV.

Can you pour in the summer?

Yes — 4 a.m. starts, chilled mix, evaporation control and wet curing. See our hot-weather guide. Summer concrete done right lasts as long as winter concrete.

Will it crack?

Concrete shrinks and cracks somewhere; control joints make it crack there. Hairline cracks at joints are normal. Random cracks or ones with a lip mean the base moved — which is what our base prep and rebar prevent and our warranty covers.

What warranty do you offer?

Two years on workmanship — settlement, random structural cracking, spalling from a bad mix — in writing. Hairline cracking at joints and normal wear are excluded.

Do you do small jobs?

Yes — a walkway, a pad, a single panel, a foam lift. Minimum about $900 because the setup is the same.

Do you remove the old concrete?

Yes, hauled away and itemized per square foot.

Do you offer financing?

Yes, through a third-party lender — see the financing page.

Is the phone really answered 24/7?

Yes. A person answers at any hour, every day, and books your estimate.
