Concrete in Sun City

Concrete for Sun City — the original Del Webb streets

Twenty-seven thousand homes built between 1960 and 1978, most of them on the driveways and carport slabs they were born with. We replace, extend and level them, with Maricopa County permits and SCHOA rules handled.

Sun City is the community that invented the Arizona retirement town: about 40,000 residents on roughly 27,000 homes that Del Webb built from 1960 to 1978 on the flat farmland between Grand Avenue and the Agua Fria. The concrete is the same age as the houses. Driveways poured in 1965 have spalled, cracked and settled toward the carport; carport and patio slabs have heaved where irrigation water got under them; front walks have tilted into trip hazards; and the pool decks from the 1970s wear Kool Deck that is on its third recoat. Because Sun City is unincorporated, permits come from Maricopa County rather than a city, and the Sun City Home Owners Association enforces the CC&Rs — which is why the finish and the setback matter before the first form goes in.

We work Sun City every week, ten minutes from our yard in Surprise. Most jobs are a day or two: break out and repour a driveway with a doweled apron at the street, extend a covered patio for a second seating area, pour a golf-cart pad beside the carport, lift a settled walkway with polyurethane foam in a morning, or replace the crumbling slab under a carport that's about to become a garage. Pours start at dawn in summer, the crew parks where you say, and the yard is raked before we leave.

What we do in Sun City

Driveway replacement

Original 1960s–70s drives broken out and repoured at 4 inches with fiber and rebar at the apron; county right-of-way permit pulled when the approach changes.

Carport & garage slabs

New slabs under carports and for carport-to-garage conversions, thickened where the walls will bear.

Patio extensions

Broom or cool-deck finish tied to the existing slab with dowels, sloped away from the house.

Golf-cart pads & walks

Cart pads beside the carport, front walks replaced or widened, steps rebuilt to a safe rise.

Leveling

Polyurethane foam lifting of settled walks, drives and patio slabs — a morning's work, a third of replacement.

Cool deck recoating

1970s Kool Deck and later acrylics recoated in light colors that stay walkable in July.

Questions from Sun City homeowners

Who issues the permit in Sun City?

Maricopa County — Sun City is unincorporated. Most patio and pad work on your own lot doesn't need one; a new driveway approach or a slab that becomes part of a structure does, and we pull it.

Does the HOA have to approve a patio extension?

The Sun City Home Owners Association enforces the CC&Rs on setbacks and use; a patio extension on your own lot is normally fine, but we confirm the setback before we form it so nobody has to argue later.

Can a cracked 1960s driveway be lifted instead of replaced?

If the pieces are big and sound, yes — foam lifting brings them back to level. If it's a mosaic of small cracks and spalled surface, the honest answer is a new slab, and we'll show you why.

Do you pour carport slabs for a garage conversion?

Yes. We thicken the edge where the new walls bear, match the height to the existing floor, and coordinate with your framer and the county permit.

How early do you start in summer?

Concrete trucks roll at first light — usually 5 a.m. in July and August — so the pour is finished before the surface temperature climbs. We'll tell you the day before.
